Moved into a property recently, and it has a Swiss style roof tile (concrete). The tiles were noted by building inspection to not seat properly and yes they are apparently hard to seat and hard to make work properly according to all. But apparently that's not as relevant as roofing plumbers think, its actually how the water is made to track down the tiles that's the make work trick.. Anyway, Oh No! ...!! First day of rain we had torrents of water coming through a window frame from above into the house. Two roofing "specialists" later and the consensus was nearly 9 grand to do an ugly flashing over leak affected area as a stop gap measure and then pay up to 5.5K to put colourbond roof on. No attempt was made to fix the area on the spot, apart from one bloke making it worse by shoving rags under a few tiles.... It didn't work.! Guess what..... Dimitris fantastic foreman found several broken tiles within 5 minutes in the affected area the other people, even though significant time was spent, didn't. So how hard did they look? Hmm?!..We had some spares, so he replaced and also realigned affected tiles in the area(supposedly this was impossible to do.....) and gave the whole roof a quick but obviously well trained once over in like less than an hour....!. Guess what!!...the roof doesn't leak anymore. The cost was truly insignificant compared to all else and I am so grateful 🙏 for Dimitis and Co. Believe what they say, definitely specialists in tile roofs, at least. Don't believe the roofing plumbers trying to sell a new roof straight up.
